Garrett Companies pays $16.78M for former RK Industries site in Denver's Central Park

Garrett Companies has paid $16.78 million for the former RK Industries site in Denver's Central Park neighborhood, according to property records.

The acquisition transfers a large industrial parcel in Denver's Central Park neighborhood to Garrett Companies. The company has built and managed multifamily communities across the metro, including projects in Central Park.

The former RK Industries property is near East 40th Avenue and Paris Street, in the former Lowry Air Force Base redevelopment zone. The area now contains housing, retail, and office space.

Central Park has limited available land. Recent projects have included apartments, townhomes, and mixed-use buildings near the Central Park recreation center and retail corridor.

The sale price was $16.78 million. County records list the buyer as an entity tied to Garrett Companies.

No plans for the former RK Industries site have been filed with the city as of Monday, October 12, 2026. Garrett Companies has not announced whether it will pursue residential, commercial, or mixed-use construction.

Zoning records show the parcel allows a mix of uses, including multifamily housing and light commercial. Any redevelopment would need to go through Denver's site plan review process before construction permits are issued.

The site is large and visible from major routes through Central Park.

City development officials said no application had been submitted for the property.
